Ideally, there is an early point of separation with the each side having its own HW tank, etc so you can put in separate water meter (separate account or not) which can be read as needed.

The other thing to remember about funds vs. real estate is funds are very liquid, you can get your money in and out any second, with real estate it is an illiquid asset and if the real estate market tanks like the stock market has done the last two days, you can not get out at the snap of a finger.

One of the problems with oil heat is the upfront deposit for oil in the tank if you charge one.
