The Division of Real Estate is seeing an uptick in cases involving two types of cases involving long-term home ownership: Wholesaling/Assigning Transactions and Distressed Rescue Transactions.Wholesaling/Assigning TransactionsInvestors and real estate brokers are targeting people with home ownership of over 20 years.

@David FerrerasFrom what I’ve seen the best time to get something rented is middle spring to early fall due to the PCS season here, but this again depends on who your target clients are.

If I offered $150k with the target of selling the property for $160k, and you paid $170k for it, you will definitely buy from me.

If the rules change that you now need to rent to 30 days minimum guests, then you can target corporate rentals (business travelers on project, traveling nurses, traveling medical personnel).

The only problem is there is limited inventory and the inventory on the market is less than stellar, so I was going to organize a direct marketing campaign to target off-market properties fitting my criteria.
