Making sure place is cleaned, keeping visitor experience at 10 stars so they come back, getting the visitors in the first place, making sure everything is safe, neighbors are happy, county is happy(depending on vacation rental rules)  (thats an important side note. 

I've been living in Round Rock, TX for about a year and am interested in learning about real estate in this area.

I'm realitivly new to Round Rock (3 years) so I'm learning my geography and beginning start the search which is a bit daunting.

Now I'm stuck between a rock and a hard place.

Stocks is a whole different ball of wax but I'd suggest you start to read Morning Star, Mootly Fool and Euroinvestor on a regular basis (I probably can't list the URLs here but just do google searches on them).  

Letron I have a partner that works in the rock hill/charlotte markets.

(the other mobile I did was in a park that was like a country club, gated community, several pools, gym, outside kitchen ect) And I think as a cash flowing property they rock. 

As long as you have price terms closing date and two signatures, you're ready to rock and roll. 

He will either decide to stay or go.Don't rock the boat with contingencies at this stage of game with seller. 

I haven't talked to the county yet, didn't want to rock the boat til I am sure.
