The HVAC is as old and the water heater although in good condition is from 1966.

Water goes wherever it wants.

So, only 10% contains remaining profit for the contractor, while the rest remaining are pure costs.

One good idea is to buy the $10 leak alert detectors that will scream like a fire alarm when they are in contact with water.

Still have to save for roof, appliances, hot water heater, hvac, exterior paint or siding, etc.  

The MHP is on city sewer and water (which I believe to be a bonus). 

These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

One of the largest cost is going to be in bringing the lines (gas/electric/plumbing) over and of course the drains for the waste water.
