The barrier to real estate ownership is so low.

I’ve bought properties in Newark on auction.com which means with no inspection or anything and I’m not a big fan especially these days when there is so much competition and they get up too close to retail and I have no idea what’s going on inside.

This is why BP is so great because people can ask and get answers from other investors. 

This property can easily sell for close to 300k ARV, and it is so distressed it has an abatement notice on the boarded up front door! 

These are the types of houses where even after they are fixed up they would only be worth 30-40k which is why the purchase price is so cheap.

Plus, there is so much information to learn from in their blog, too.

And to add to the thread, this park should probably not be priced on an 8 cap no matter where it is. So
