New at skiptracing! Need advice!

This property can easily sell for close to 300k ARV, and it is so distressed it has an abatement notice on the boarded up front door!  The vegetation is so bad that I couldn't really get near it enough to get a good image of it!  I have seen it before all the overgrowth so I know that from the outside, it would clean up great!  But the owner is deceased and there are 3 kids in there 50s that, I can only guess, don't want anything to do with it!  I have looked up their info and cold called them but have not been able to reach them.  I don't know if I am wasting my time or if there is another way to go about this... Any suggestions?
