I charged 15 to 25% to sell those... they were all double ended as the properties were very difficult to find.. you could not put them in your GPS  LOL.... very few agents know how to sell rural ranchs and land.. so you can dictate fee's somewhat... seller would go for the local cheaper and after a few years on the market I would get the listing at my higher fee.. always took 1 year listings sometimes two.. but I know I would make a nice lick once it was sold..

You'd be better off having all your money tied up than trying to navigate through the mine field of securities laws which can land you in hot water easily.

@Brandon Turner had said in one of his videos that the tax rates for properties can be searched for and found on my county's tax assessor's website but I can't seem to find it, either I am on the wrong site or I am not navigating properly.
