I am in a situation where I have a high credit score.And would have a downpayment.I am looking multi family /small apartments in the indianapolis area.Conventional financing wont work right now for me, so I am looking for a lender, who will loan on the deal, at above market rates, say 7-9 percent, 30 yr ammor, 3-5 yr balloon.Does this exist?

I hate to get screwed, but I'd rather take care of the people living in my building then have to worry about them destroying it because they know they don't have a deposit coming back to them.

But what the banks are telling me is that they won't be able to sell the mortgage because FHA won't insure the sold loan on a property that, if it were to be more than 2/3 destroyed, could not be built the way it stands now.Does anybody know anything about this?
