The comment on getting taken advantage of definitely rings true, I don't want to work with an agent until I'm bulletproof in my own ability to analyze deals, but it also seems likely that I won't find one worth pursuing without some help.

You need to do what you say you will do and take consistent focused action every day, answer the phone when it rings and follow up and follow through.

You are correct, the standard "we buy houses" method is a sure route to a phone that doesn't ring.
