Hey all,I have a house in Brandon/Tampa (Hillsborough County)  and have been doing STR for about a year - and it's been a pain, especially with the last guests that trashed my place.

I've been a member of the forum since last April but have been stuck on analysis paralysis and it's a new year and time to make some changes in my life.

Last week I closed on a seller finance deal in Longmont CO.

Sounds like you two were busting butt last year! 

Here is the "lesson learned" : on the county listing, under "PARCEL#/NAME" is "Foster & Foster Tax Sale" (the primary law firm handles the sales) - scroll down the list,  if there is an addition firm listed (last time was AMS), there will be 2nd sale group. 

I'm eyeing an REI meet up next month (just found one and sadly missed it last week) to meet new folks in the industry, but if anyone is willing to help in any way, a fellow newbie would be much appreciative.

few things here from my limited experience.....1. what is the rate on the original home loan because rates have shot up in the last couple months a bit...if your current rate is higher or about the same it makes sense to do it now. 

I've been told that a loan would close at a rate that sounded pretty good from a lender, just to be strung along and to have the loan terms change last minute.

I totally understand there won't be a positive cash flow ,infact Zero Cash flow which could last for months.

Also, I have found errors in my last years tax return and I guess I need to point them out to him?
