I recently completed real estate school in pursuit of a salesperson license but realized that path is not where I want to land (no pun intended), and have since shifted my focus onto the Investing side of the game. 

She has proven to be unreliable and I suspect that she is gaming the system.

The facts are different now, but the Fed talked a big game then reversed course pretty quickly when the plan wasn't working.

I'd rather tell them the work upfront then more deals will stick and it's more transparent, but most wholesalers don't want that.

Rental real estate is a local game when it comes to things like you outlined in your post. 

But also be aware that some banks don’t like that either, they want to see that you have skin in the game.

Hi Everyone, I am new to the RE game but have been listening to the BiggerPockets content for some time now.

We have a good relationship with the tenants and are trying to get them rental assistance money through the state, which has been a never ending waiting game since early September when we put the application in. 

They’re putting in 10-20x the work and reaping 2-3x the profits but need less capital to get in the game.
