This is what I found online, and it's still unclear to me:-----Paint requirements: Interior walls, ceilings and other exposed surfaces in rental units must be kept smooth, clean, free of flaking, loose or peeling paint, plaster or paper and maintained in a sanitary condition.

Never had a problem with that, and i just opened two of them 12 days ago. i just tell them i want to open a business checking, give them my formation papers for each and checks to start them off. of course right now i have a few of them with them, but they never even ask what my business is.

I personally don't understand this "bad is good" type rationale that some seem to follow by seeking out depressed, less desirable markets with poor and/or unstable underlying economic fundamentals just because the cheap prices make the day 1 cash flow numbers look good on paper.

I put roughly 13k into it removing wall paper, wood paneling, replacing a drop ceiling in the kitchen with a dry wall ceiling, refinishing hardwoods, adding lighting, and updating some plumbing.$1100 in rent for a 60k property might sound great, but property taxes on the house are roughly $300/month, so its not as lucrative as it might sound, plus the 13k rehab out of pocket is more than my down payment so it cuts my ROI in half.

It literally smelled like garbage when I walked into the place, the toilets had um stuff...running down the side, couldn't see the countertop cuz of trash, the list goes on, it was awful really, but they paid on time.
