I am thinking this issue may creep into my area as well in the future.  

The issue is the girlfriend and I will be quitting our jobs come January and traveling abroad for 4-5 months in SE asia/ NZ, to teach CPR and basic medical training (Volunteering). 

Any weather issues I need to be aware of?  

According to 1760.03 new Toledo Lead Ordinance, Obtaining a "Lead-Safe Certificate", the Certificate is transferable:(c) Upon the sale, purchase, or transfer of ownership of Residential Rental Property or Family Child Care Home constructed prior to 1978 and which is subject to this Chapter, the Director of the Toledo Lucas County Health Department shall issue an updated “Lead-Safe Certificate” in the name of the new Owner, upon application.

That might be the issue now that I'm looking at it.

As long as tenants are paying utilities and the crawl space has no moisture or mold issues there is no reason to change.

The issue is my personal mortgage broker said that since the LLC is newly formed, the entire loan on the duplex would be considered my debt, even though I have two other partners.

@Dave BolducAs a landlord, asbestos, lead paint and mold are probably the 3 biggest liability issues.

man finding a reliable, honest contractor is difficult... this project has been the longest and most difficult one yet and it was all do to issues with the hired help... ugh..  

You meet with those  professionals so that you are aware of the strategy of the type of entity you want to be  for tax reasons as well as other issues.
