I can assure you whatever that number is, there is (more than likely) no emotion attached to it. 

Also, try not to let emotion lead your decision making when it comes to bidding/buying.  

Real Estate Investing is a business that must be void, of emotions.

Real Estate is a business and should be conducted as such where you are void of emotion.

I didn't have much to go off of but I just went with the fact that it was a short, temporary neg. cash flow and after it it will work.

Still, if I clearly state that a property won't allow pets am I required to consider three "therapy cats" and a "documented emotional support pit bull" and maybe a seeing-eye hamster?

I don't need to meet with sellers, negotiate and deal with any emotional attachment to a house.

Those who have a temporary motivation want it easy and when the going gets tough they walk away.

Maybe new to the area before they build a house, doesn't have the down payment or credit for a house, temporary or contract job, likes no maintenance, likes to move every couple of years, ect.lots of reasons for people to chose a 3/2 apt over a 3/2 SFR
