So over the past couple of years, I've slowly processed several wholesale deals, obtained a rental and completed 1 flip. 

The rate is 6%, and apparently easy to obtain with no paperwork, and takes 2-7 days.

@Max T. in retrospect yes I agree - but unfortunately that number just kept creeping up over time.

@Jaysen Medhurst need better cash flow- I have 15 yr mortgage on it and want the cash to obtains another property and if I Heloc I will have to pay out of pocket because the income from it won’t fulfil both loans on 15 year mortgage.

Obtaining financing on a property with a purchase price in the $50k - $75k range is a bit tough.

The toughest tasks are obtaining the carrier appointments and the staff to service the accounts which can be avoided if you purchase/partner in an agency versus starting a new one. 

The tenancy is held until they return the premises to me and/or a properly obtained and executed writ of possession from a judge sets them out on the curb.Your state laws may vary.

Expect a minimum of 35-40% down and 10-15% cash on hand reserves in the plan to obtain such financing.With respect to growing your retirement, you need to find entirely stand-alone ways to put the 401(k) to work.

Get out and interact with those folks in the market however and whenever you can, and talk to everyone even those you don,t think are in the business.
