Some aren't comfortable with the unkown so it's beneficial until they get a little experience and confidence.More important is the appraiser and I do pay for desktop appraisals from the lenders appraiser pool for $100.

I've no doubt that this has been affected by the current sequestration - given that it appears to come from the same pool as rental vouchers - but for those vouchers that are available it seems to be a way to help buyers qualify.

That said, I've yet to encounter one which can function without an auxiliary heat source much below -15C (5F); our best unit might maintain a house at temperature when it -20C outside and sunny {if there is no wind}.

Those type of buyers offer more because they know the area really well and price in less risk and have a system as an owner operator pooling from other properties to cut costs.
