Some aren't comfortable with the unkown so it's beneficial until they get a little experience and confidence.More important is the appraiser and I do pay for desktop appraisals from the lenders appraiser pool for $100.

I've no doubt that this has been affected by the current sequestration - given that it appears to come from the same pool as rental vouchers - but for those vouchers that are available it seems to be a way to help buyers qualify.

Perhaps someone else had had better experience chasing a specific note, but we've found that it is a different ballgame than being offered notes in a pool that an institution or fund is trying to unload.

Since the owner would most probably live on the first floor (since the pool only has access through the first floor apartment) and the apartment only has one bedroom.

That said, I've yet to encounter one which can function without an auxiliary heat source much below -15C (5F); our best unit might maintain a house at temperature when it -20C outside and sunny {if there is no wind}.

Those type of buyers offer more because they know the area really well and price in less risk and have a system as an owner operator pooling from other properties to cut costs.
