Flipping a one family house vs. a 2 family

I am purchasing a house on the intention of flipping it.

Currently the house is a 2 family house.

The first apartment is on the first floor and has a living room, regular size kitchen (narrow), 1 bedroom, bathroom and a large indoor pool.

The second apartment is on the second and third floor. It has a large size kitchen and 2 bedrooms on the second floor and 2 small additional bedrooms on the third floor.

My question is: Should I convert it to a one family? Since the owner would most probably live on the first floor (since the pool only has access through the first floor apartment) and the apartment only has one bedroom. Would someone be interested in a one bedroom? I am planning to keep living room as is and make a big kitchen in the place of the current kitchen and bedroom. Upstairs will have the bedrooms....

Or does it sell better as a 2 family because of the income?
