I am going to forge ahead even though I am scared to death, even more anxiety about the economy (more if renters are going to be able to pay rent once I get a multi-family property)....but, it isn't going to get much cheaper to invest.

I guess if it goes straight from Active to Pending in MLS then you can assume there was no option, but that's not 100% true.You just have to determine a way to make your offers stronger....more earnest, more option, faster option, higher price, offer to pay title, eliminate the home warranty and there's a whole host of other things you can do to make your offers look better.

So far we see about 25% of our resident base at the most risk of income interruption, which could be a hit to our income but hopefully not devastating, especially if we can stay ahead of it.We are also initiating refinancing some assets to take advantage of the attractive interest rates!
