Get a experienced GC that can tell you if the foundation needs work, HVAC, electrical Inspectors are not specialists 

The Seller pays their commission, they are market experts, they provide an unemotional and objective opinion, they are expert negotiators, you'll have a second set of eyes to see things you miss, and they can write the contracts to protect you and conform with law.Second option would be to use an attorney.Getting legal advice for major purchases from strangers on the internet isn't wise. 

Biased but also capable of objectivity.
