Its a couple hours south drive of where I live but most multifamily properties near me (whatcom county, WA) don't come close to the 2% rule (or even 1% for that matter)....It is a duplex.

I'm located in northeast Texas,(Atlanta) about 25 miles south of Texarkana Texas.

I have a couple of buy-and-holds in South Austin.I have lived in Los Angeles for three decades.

I'm going to Brazil on my honeymoon in August so I'll just miss it.  

I will also be taking over a family rental in the south and would like to build one maybe two homes on the additional property using conventional financing.Larry

If it was straight up that would be different, but the way it curves around, I would think you could start the driveway further south across the front of the house which would lengthen the driveway and allow for a less steep grade.
