@Bradley Adams, the problem as I see it is that once you highly leverage your bay (or any A class) properties, the concept of them giving you positive cash flow goes out the window.

Annual cash on cash returns of 10 % are very achievable (typical quarterly payouts) and through a concept called forced appreciation total returns + 20% over 5 yr hold periods are achievable.I prefer MF becsuse people need to live somewhere, I make one decision every 5yrs.

We buy it in 2015, finish the house (basically a new build) very simple but modern 900 sq ft. ranch, vaulted ceilings, open concept central air, nice high end rental grade finishes like ceramic tile floor.
