I believe you will consistently see amongst those who respond lower eviction rates by investors who focus on the underlying fundamentals of real estate and acquire their properties in A & B neighborhoods.

Have you looked into the comprehensive and liability insurance for that type of property/business? 

Two after the GFC many banks left the SFR rehab loan business and simply don't have that product unless your a top tier depositor and I don't mean 100k in the bank I mean 7 figures so basically borrowing your own money.

There are a lot of floorplans out there, so you should be able to find what fits your demographic/business plan.

@Kunal Lakhwani, have you thought about a co-management relationship with a local real estate agent to handle the tenant placement? 

The objective is to make a profit, not merely own real estate and this is often forgotten.
