Well, as soon as I got into real estate I quickly learned I wanted to go the investing route.

I quickly realized that real estate is a GREAT way to financial freedom.

Their interest to flip houses quickly (time and resources diverted to their interests) and manage properties that they themselves own, comes into conflict with the interests of investors.

Good Evening,Quick question, should I have an LLC before I start getting properties under contract?

I'm told general build time is about 3 months which is pretty quick. 

I wasn't too worried about the debt as I made pretty decent money with work and would be able to pay it off fairly quickly knowing that we were now in our dream house in our dream neighborhood.  

I had to move quickly to re-insure this property, but the quote is more expensive.

But much like the 2% rule for monthly rent or 50% of gross income going to bills we have these things for quick evaluation. 

Once my eyes were open to this about a month ago, it has quickly become a passion of mine.

I’d like to hear if people think the following is a viable strategy for quick buying and reselling residential properties.
