I second the drone videos we use them extensively  .. although rural NV is going to probably look like one big high desert with nothing around.. 

But they've had photos and video walkthroughs etc!

As others have said, if later on you end up having to evict her or penalize her, even for something as seemingly straight-forward as non-payment of rent, do you want her trotting all this out to a judge with her pro-bono woman’s-rights attorney sitting next to her, in the midst of the “me too” movement?

I always here you have to be “licensed” to collect referral money, but then I watched a video on YouTube that says as long as YOU are not conducting in a way that you would normally need a license and you simply refer the business, you are allowed to collect a referral check.

Hey @Larry Fullard You can find off market deals including multi-family with ads on social media.Facebook is the most effective for doing this as you are able to target investors directly in the exact area you are wanting to buy.You need to create a photo/or video ad that grabs the attention of the property owner with a call to action so they either call you or give you their contact info.
