I noticed that a high roller at the auction did not bid on the house and this worried me.

If they are MTM then it only takes one month (depending on state law notice) to get them onto an updated lease with your policies. 

As of right now, we don't know of anyone that is interested in selling, but that can change on a moment's notice.

Ive noticed the longer they have lived in a particular spot, the better the skip tracing works.

Hi all, I have a couple questions about property values vs. rent prices in and around Salt Lake City:As we all know, property values in the area have gone way up over the past 5 or so years (particularly for single family homes in Salt Lake City).However, rent for typical single family homes in and around SLC seems fairly steady (I moved to SLC in 2015, and I haven't noticed much change in rent since then).  

After listening to a lot of the BP and other podcasts about short term rentals over the last year, I’ve noticed avoiding/shutting down parties seems to be a common pain point for hosts in metro areas. 

Tell them you will give them 4 months notice if/when you decide to sell, this allows them to plan for the capital gain if they have one.   

What if we mention smthg like - "This pay-or-quit notice does not supercede or invalidate the 60-day lease termination notice served on xx/xx" ?
