I don't have any real estate experience, although I do have a decent amount of book knowledge on the topic.In my day job, I help companies improve profitability by using artificial intelligence, natural-language processing, and statistical models to sift through big data (yes, ALL the buzz words).

I'm excited to explore this avenue as it feels like coming home to my true nature of being willing to take risks, think outside of the box and try new things. 

Wear and slight distresses on natural wood seems less shabby to me than chipped, flaking and discoloring paint.

It's not like we are Denver where nature can be easily experienced nor are we Nashville with its music scene.

Naturally in a year or 2 I do plan to refi & release that property from the purchase. 

But it is the nature of the beast.I am from the area so I have an understanding of where to place my bids, however, it was astonishing how many offers most of my targets had within a day in some properties people would have passed in a different time. 

Rentometer shows a 3 bed in this area at around $1100, but a 4 bed as high as $1450.I have more but they are similar in nature.

Other investors, institutional investors, and homeowners all competing for the same product will naturally drive prices upward in a market like this.

Plus it's very beautiful :)  Lots of visitors feel the same way - they don't want to be in the middle of everything 24/7, they want to feel like they're off in nature but still be able to be in town in 15-20 minutes when they want to go out to dinner.  

@Andres Alava"some personal expenses that I have been able to classify as business expenses,"Having an entity does not just all of a sudden make personal expenses now a business deduction.You may be paying lower taxes now...but if the IRS/states come back and say that you filed an incorrect return, you risk paying back the "tax savings" along with paying penalties and interest.Just remember, you are signing off on the return that it is correct.Now, if you are talking about expenses that are normally "personal" in nature and you would have to do it regardless but can be considered a business expense under the right circumstances, that is a different story.I.E. having a meal with a business partner and discussing business during the meal.
