I will be implementing a direct mail campaign and nervous about costly mistakes.I do not whom to mail out at this moment just yet since I do not which type of motivated seller should I target as a newbie, this cost can bury me real quick if not careful since funds are low to start with.So if you were a newbie and just getting started as I am what top tips and steps would you take to launch a good direct mail campaign ?

Since BPO's and appraisals are based on historical pricing, there was a brief moment in time where historical values lagged current pricing and this is where the value really was realized.Now, demand is down and pricing from the previous months have not adjusted fully to current levels.Seasonality also comes to mind.

If it were me... after milking them for everything they'll give you, call them back and inform them that you are the owner and that the guy who has the property under contract has a non-assignable contract and that they are being jerked around.If nothing else, it may be a 'teachable moment' for the poor slob in the middle desperate to make a buck.
