With any flooring, you need to take the time to level the floor underneath.

So no, I do not think this temporary "weird" market where rates have moved back to historically normal levels, and demand has remained at relatively high levels is going to change valuation methods that have been in place for many decades.

This way when construction is complete, the base rent is not the artificially low rent that was charged during the construction.  

What level of remodeling did you complete and do you care if it gets destroyed by tenants?

I had 30K in cash from a previous deal/sale and was looking for a “big boy” home and level up.

Rates are 2019 levels and terrible.  

@Nadia DaggettWe are at all time lows for foreclosure so we absolutely will see an uptick we will see from both fix and flippers and home owners and rentals, especially those that overpaid the past 3 years.

This opens up a whole new level of asset protection, going from basic (least expense) to complicated (expensive) very quickly.  

Hometrust has never offered such a deal (their rehab estimates are laughably low) I would like to hear what other investors are finding that even comes close to the 70% rule and how you are finding them. 

You might also consider joining a team where you can get customers and a higher level of support than most solo agents get.
