There's a lot to go through, so take your time.I always give the advice of staying active on the forums -- lurking and reading is great, but you can get a lot of great feedback by posting questions, so don't pass that up. 

We do have a system of processing tenants and follow it.  

We called around to commercial brokers to find out what properties had done a RUBS system they knew of.

We do use a property manager for some that are too far right now for us to deal with, but they take almost as much time and effort as the ones that I self-manage, so I'll take those over when I have the time to build the proper systems there and have time to screen the tenants myself.If I found secure investments that could substitute for the income from our rentals without the hassle of dealing with tenants, I would consider it, but it's difficult in this low-rate environment.  

I consider myself to be a very honest, and professional individual,and my reputation means a lot to me, so please only professional people reach out; really not trying to deal with people who don't do good business. 

However when it comes to figuring comps, assignment fees, etc, I still have a lot to learn.

I've been using a very personalized mailing system that has been super effective.

Zoom in on that map to the area of interest, then click the "Mark Points" button and click anywhere near the lot to set a marker. 

I've dealt with the inspector once before when he filled in for the neighboring cities inspector on my rehab project - he was easy to deal with.I'd need to talk about taking a management fee when the property is rented out to make up for my time/systems and dealing with the taxes.I only live about 10 mins if that from the development so it wouldnt be a big deal to check in or hop over and work when I could.
