The 2% rule is a bad one in my opinion ... it will tend to lead new investors straight into the heart of the biggest ghettos of the midwest, deep south, or locally.

Dialogue and networking can lead to some really solid outlets when things get crazy in the world of land lording.  

We'd like this to be a way of generating cash flow that can help lead us to financial freedom.  

Well anyway, I get a lead from my pest control guy about some boarded up houses on the other side of town and decide to go check them out and figure I'll keep my eye out for other houses too.

Basically, if you can get leads, and then present it to a successful wholesaler, he/she may go 50/50 with you On the deal.

For instance, I have had great results by searching for duplicates over a number of lead types (i.e., absentee, equity, etc.) and mailing to those high quality leads.  

You need to get your phone ringing with leads.....without leads there is NO business!!!!

This lead is important.....because if you can't turn this call, this lead into a profitable situation, you are not going to make money.
