For those with a lot of experience in hand, how would you know if your tenant is growing weed or doing meth lab in your rental properties?

Way around that is to hire staff to manage it for you and you manage them.

We provide MTR housing and have been doing well so far with traveling professionals, digital nomads and traveling medical staff but are wanting to build relationships with insurance companies needing to place their clients in housing post-disaster or home damage.

Some companies may only charge 8-10% to manage, but charge you $50/hour for their on staff maintenance guy that they pay 20-30/hr.

I’m no longer at lab but still get an occasional text or two from him asking about neighborhoods (I grew up there) / numbers so I guess he’s sold on it.

When we asked the tenant why did you not tell anyone. " Well I thought i heard something, but didn't get around to telling you all  "   I  NOW actually have my staff monitor water usage WEEKLY on all our MF, I recommend to all to  tell your PM do the same .

There are brokers who use volunteers to avoid paying for staff.
