If I invest it and make 7,700 annually vs the interest paydown , its really putting 4900 annually more real dollars into my bank account, but then I'm still feeding a mortgage forever that's slowly going to dead equity regardless.

After several years it dawned upon me  that the entity was only an extra expense and was feeding the lawyers, so I dumped the S-Corp and the junior LLCs and continued for decades w/o issues - - but that requires one to be extra viligant in keeping up with regulations AND to work well with people.

Schools 4 miles away do not matter much as this Duplex will feed to assigned schools.From the photos, looks like the Seller did some rehab and is now selling AS-IS.I would recommend to contact the listing agent or your realtor and get income statement (rent roll + expenses) for last 1-2yrs and Seller Disclosure to know the rents and current known issues.

My wife lists them all its dependent on market conditions.. right now in our market putting them on MLS is all that's needed and the good brokerages will have auto feed into all the social media stuff you need.ON the super high end.. and from what I know about your area I would say 1 to 2 mil is not the ultra high end by any means..
