The house that we are currently living in is on their site (the one around the corner is not - same layout/ same year/ but it has an awesome yard).The house is in no need of repairs, it was built in 2003, and the previous landlords (not the current one we're with) did upgrades throughout the house.

There're quite number of houses with these layout on MLSin my area that's very suitable for househacking, and may/may not require househacking modification at all.I have two families of tenant in my primary , total  7 people ; but I never met them LOL, why ?

Go into Redfin and look at comparables, pending, and current on markets...look at pictures to determine finishes, layouts, etc. 

-Depending on the layout of the property, adding a bedroom or adding a bathroom can greatly increase rent (if you think this is possible at your property, read up on the topic--there's plenty of info in the forums, on youtube, etc.)

If you don't have any experience remodelling, I'd keep the existing layout as-is. 

The bathroom of my rental looked identical with the layout and tiling late last year.

Clean and prep walls before painting.Provide and install 10 light fixtures Brand XXXX provided by subcontractor.Coordinate layout of  light fixtures with owner prior to making any cuts. 

Your intuition on many turnkey providers is sound, and you should trust your diligence.

Buyer-  known, funding letter from bank, repeat or future repeat buyer, 1031 exchange, etc  Basically lay out the key components to a sale and use that as your model on why property offers are accepted or not.
