Account Closed My rental isn't owner occupied so I cant really help you there but one piece if advice I see going around a lot was 1) wish they started sooner and 2) made sure they had large cash reserves for the unexpected and/or economic downturns. 

Nothing stops you sooner from growth than the unexpected.  

I have had buildings where new AC systems are installed at the same time, and without exceptions, the pet occupied units will clog and need acid washing sooner, and will break down sooner.I no longer allow dogs but still allow cats.What are things your tenants' pet did that cost you time and money?

For these on-market deals, I like to either pounce on them very fast (same day as they are listed or sooner) with an all-cash, 10-15 day close OR I find listings that have been languishing on-market for a long time and see how motivated the seller is. 

My goal is to get to 10 properties (or doors) within the next 5 years and leave corporate within 10 years (I’m hoping you guys can tell me how to do this sooner).

What I always do is check first with my favorite vendors, and if I'm not pleased with how soon they can do it, I check with other vendors to see if they can come sooner. 

My question is does it make sense to wait until we have 15# or more for the downpayment or maximize on the 3.5% option via FHA and get into a property sooner? 

We've not been hit as hard with the virus as other parts of Florida (south Florida especially), so hopefully our business as usual will return sooner. 

So the role requires you to lead the charge, essentially.If I were to redesign it all from scratch, I would have assumed this role much sooner, implemented a lot of business planning and coaching earlier, and focused on my strengths as much as possible from the start.
