@Tim Delaney - airbnb, that would take some planing and local help, some one to clean, restock, etc. home for me is 1200 miles southwest in Houston Texas.

OP just has to put the contracts in place between the entity holding Title and the Mgt LLC to make it legally "clean." 

Tile throughout.With an offwhite 12x24 throughout, any dirty tile grout is going to show more.I'm interested in this "dark grout" concept to avoid cleaning between rentals and keeping the tile looking like it never needs cleaning, but where on the grout spectrum/what colors do people purchase to achieve this?

Also, as the agent I try to make the offer as clean and streamlined as possible and I think it's very important to write your best offer up front in many situations these days to try and avoid bidding wars where you can.  

You take it over vacant so you can renovate, clean up, and place your own tenants at market rate.If tenants need 30 days to vacate, make your closing 45-60 days so the Landlord has extra time to deal with any renter that holds over.

If items are not cleaned or damaged, someone needs to photograph and calculate costs for security deposit deductions.
