What are some recommendations for getting smart on managing rehabs, working with contractors, and understanding how to estimate costs on a fixer upper?

Also for a first time buyer, is it worth the time trying to establish a relationship with contractors before actually having a house to work on? Or would it be more efficient to have a house and get multiple bids from contractors so that there is actual substance when analyzing who to work with?
