The availability of private money will depend on a few factors: a) The value of the deal (i.e. is it a real deal) - from the lender's perspective; b) Your track record with the type of deal (i.e. if it is a flip, how many have you done and what have been your margins and timelines; if it is a buy-and-hold, then how many similar properties are you managing and what are their operating margins; c) The loan you seek: How much, how long, what's the exit strategy, & how much of your own capital (skin) do you have in the deal.

It will not hurt that you have some capital to offer some skin in the game, but make sure expectations/agreements are in writing.In any business don’t look to recreate.

What are your opinions on putting as "little skin in the game" and getting better ROI, but smaller cash flow because mortgage payment will be higher and will need to initially have private mortgage insurance because we will be using an FHA loan.Compare that with putting a larger down-payment (more money out of our pockets) but higher cash flow.Big down-payment or small down-payment?
