I'm absolutely thrilled with this cash-on-cash rate of return (approximately 24%).My main takeaway is this: while the BRRRR strategy can work in certain situations and markets, it's not nearly as easy as many so-called gurus suggest.

Assumable mortgages in this market, other than a potentially longer close, don't really have many cons.You work with the seller's bank, who is currently holding the loan. 

How is the real estate market for flipping?

I am somewhat concerned about the current housing market.

I am pro coast CA market but no one that I am aware of claims it is a good cash flow market in the near term.
