I especially am conscious of the seasonality when I have a bigger home that could cater a family... so my property managers position the leases to start/end in the summer months when a family is more likely to change school districts.

But so is the cost of buying housing for me, and you're about to rent in the best neighborhood and school district in the area, so demand is high". 

I own nicer properties and typically rent then for around the 75% range so in the above example I'd typically get $1750 on the open market with tenant paying all utilities.Lesson learned here is that section 8 and similar programs don't really take into account the quality of the home, neighborhood,  or school district. 

The area is always expanding the business district as well as downtown, from Access to low cost regional talent, competitive real estate cost, strong work ethics and excellent facilities for sports, shopping, leisure and healthcare.

We purchased our current primary house in 2018 in a highly desirable neighborhood of Tampa, FL with a good school district so rents are pretty solid in this area.

Petersburg, short-term rentals are only allowed up to three times within any consecutive 365-day period, unless the property is within a zoning district that allows the hotel or motel use or a special “overlay” approval has been obtained.

You can get a nice property for that amount is a school district that makes people want to stay.

That said, you need to make sure its a stellar location, good school district, close to amenities, etc.
