I assume you probably have a due on sale clause if you have a mortgage which gives the lender the right to exercise but that does not necessarily mean they will.

I think a great place to start is to start getting granular with numbers - identify some sample properties in your target market you're interested in, figure out how much more capital you'd need for down payment, renovations, closing costs, etc. and then work your way backwards to figure out your savings plan.

We're in a lease option contract with our tenant for our investment property and they exercised the option so we're about to close the sale.

In order to keep pace as the land acquisition/landlord side, I would need to acquire dozens of vacant lots in the next 12-18 months.I understand this may require a 10x or "if your life depended on" type of an answer or thought exercise, but any guidance is appreciated.I don't want to lead the witness with my thoughts on the approach.

@David Song This is how I get those appreciation numbers - for each market I took a relatively large sample of properties that changed hands at least twice in the past 20 years.

If we went I'd expect to hear something about allowing pets, adding exercise equipment or lowering our rates.
