1031 lease option

We're in a lease option contract with our tenant for our investment property and they exercised the option so we're about to close the sale. We plan to 1031 to another property. My assumption is that the lease option money is part of the proceeds of the house. If that is correct, do we need to send the lease option money (ie "rents"  tenant paid to us already) to the 1031 exchange company at the close of the sale?  Or can I wait till i purchase the new property, then fund that portion?
