The problem I'm running into is the amount I'm pre approved for is the max income to debt ratio the bank is allowed to give a loan out for, to individuals (43%), which is fine because in a perfect scenario as long as the property is cash flowing every property bought will lower your income to debt ratio, making it possible to keep buying property's.

@Benjamin CarverA good agent should be able to put you in touch with a good lender, contractor, and inspector they know of from other agents, or have worked with in the past.If you want to find a knowledgeable agent, go to REI meetups and network with other investors and they can also give you referrals on finding such individuals.

We've been talking about joint venturing on a property together (50/50 or 60/40, however we can make it work) and I'm trying to figure out a way to arrange this with their 1031, but I'm not sure if they are allowed to partner with individuals outside of their LLC or how that could work.

Most DSCR will need to be around 1.1-1.25x most purchase agreements will have your individual name and or assignee and assuming you have all the entity documentation required by the lender (articles of incorporation, operating agreement, bylaws, ect.) you should be able to get the loan in your entity's name.

I am planning to begin real estate investing by forming a partnership with a family member - my brother in law.Neither of us has established an LLC for these purposes yet.I am trying to decide which would be better:1) for us each to form our own LLC individually, where one is the owner and the other an investor, or 2) we form a single LLC as partners.I would love to hear thoughts on potential pros and cons of each, or possibly other alternatives.
