If you are comfortable with a digital relationship, then the pool of qualified CPA's really opens up and you stand a better chance of finding someone who fits your style.That being said, I would still make sure that the CPA is personable and a good communicator because you want to make sure that you are setting yourself up for success with a CPA that you can have a long term relationship with.

So I took some time to read the workbook as this is what got me started investing in notes.While much of the advice may be outdated, (“place a small box ad in the classified section of your local newspaper”), Jimmy’s advice on “working a note” is as true and profitable today as it ever was.

But 1.2%+ does.I have a 16 house portfolio that cash flows $100k/yr in Metro Detroit.Clearly I'm biased on the location...living here and having a cash flowing portfolio that works.But...it does work....so If I were you I would be using $100k to buy 3 of these…Purchase: $80k-$130kRent: $1100-$1500 (no rent control in MI)1% rule: 1%-1.4% rule dealsROI: 10-14%Cash flow: $200-$300/door (after all expenses and budgeting for maint, capex, vacancy)Appreciation: 3-10%+ (has been double digit for a decade)Location: C+, B-attached is my portfolio.
