You don’t want to be cancelling your first bookings because you’re waiting on someone to finish the kitchen or deliver the furniture.

I would like to set up the accounting for my rental unit correctly while I am still pretty fresh (just got the duplex that I am house hacking earlier this month).

I've considered moving back to my rental house (smaller, would work) but I'm not super crazy about the house (bad memories) and ideally, want to start fresh with a different new to me smaller place.

This includes insulation, roof, siding, frame, electrical, plumbing, windows, stair sets (1st floor to 2nd floor), light fixtures, kitchen cabinets, bathroom toilets, vanities, shower/tub, panel boxes (delivered not installed), sheet rocked and primed, transportation and setting of the boxes. 

Kept the kitchen cabinets but they are freshly painted.

The number of coronavirus cases is on the decline again and vaccines are being delivered in ever-rising amounts.

In best case scenario that sounds great, my tenants will be paying down my house for me and I'll be building my asset column fresh out of college but I'm not sure how I feel being 200k+ in debt at such a young age, if something goes bad in the property I could be screwing myself.  

She roped us into a much bigger project than my wife wanted, did not deliver anything that was really useable to us (just a powerpoint with screenshots, mostly my wife's), and charged for social time - which is my biggest issue.
