Lease Terms & Rental Rates - Jackson TN Market

We have just completed renovations on our first SFH rental property and are ready to market it. Photos will be taken today/tomorrow!! We are testing the waters on rent but any advice on a reasonable rent. In addition, I was working on building out a lease and a few questions came up that I'd love advice on as well.

House - 4 / 2 2k+ Sq. Ft. Large fenced in yard, all new flooring, gutted bathrooms. Kept the kitchen cabinets but they are freshly painted. Brand new oven, microwave and counter depth refrigerator. We kept the dishwasher as it was in good shape. All appliances are stainless. Washer Dryer hookups in a dedicated laundry room, enclosed and attached storage room and enclosed garage that was converted (prior to us) to a rec room. Its a huge space so a great room for kids to hang out, home gym, craft room ... etc. This house is basically brand new on the inside. 

Location is North Jackson near Oil Well and Old Humboldt Rd.... I think Indian Hills is the neighborhood/area name. What is the going rent for a home like this ? There's not a ton on the market to compare it to. 

On the lease side... what' would be standard in Jackson for late fees, returned checks, hold over fees & do you typically require renters to hold insurance and if so, how much?
