Starting out you need the leverage, you need to get someshere, $60k (one and done) no good, not enough diversity to keep your momentum on track  - need to dig deep and need to take the plunge -The first one was the toughest one for me, then I figured out the rest of the marketplace and dynamic, now this is muscle memory and I enjoy replicating the success over and over again, not only for self but for many others.

I did all of this while I dug in deep to my 9-5.

Dig down 5 feet and you should end up with 6 feet of water.To test this run he well pump and see how fast the existing water level is being maintained.Thats not gonna happen , i am not going down a 25 ft deep hole thats 3 ft around standing in a foot of water and shoveling wet sand into a bucket and then having someone pulling that bucket up over my head . 

Before getting to deep into all of that I would want the lease guarantee clarified and agreed to upfront.Have you seen this tenants business and personal financials?

Absolute no brainer.There is also a lot of good free info on his site as well as www.JakeandGino.com but nothing that dives in as deep as what you have described.

They do great job on podcasts, I love listening to deep syndications, creation of IPO etcIf younger, I would create mammoth company, investors, the whole bitLet’s be careful to the average joe!!
