Oh Well , no water to be found

Oh Well , its all about my well .  I have a duplex that was still using a hand dug well .  Like jack and jill went up the hill , except this one has a 3 ft round concrete lid and a pump in it .  I went over on Sunday to re energise the water since a tenant was gonna move in .      

NO WATER   

I move the lid and there is 1 ft of water in the well , it usually has 5 to 6 ft of water in it and fills up fast . So I have to bite the bullet and get a new well drilled . We have stupid rues here and there is good water at 100 ft , BUT due to radon we have to go 450 feet . So I have to drob $ 13,000 on a new well .   The price was $16,000 but if I do the connection and the lawn restoration they knock 3 grand off .    I have tractor/loaders and backhoes so thats no big deal and the connection is easy its just use the existing wire and hook up some poly pipe . 

I knew this day was coming , I was always on pins and needles  with this well , BUT luckly it went dry when there were NO tenants there .  But still 13K sucks
