For the first year or two you may have no capex or R&M if you fix everything that needs to be fixed upfront and place a good renter who wouldn't move for at least two years and wouldn't damage the property. 

And they caused damage to the unit which will most likely exceed their deposit.

Or we don't need to do any cleaning, just have them swap personal items, and sign a lease amendment to say the new tenant will be responsible for the rent and damage.

I'm really afraid that the inside is hiding something horrifying, like major structural damage, but I'd look at it.

As far as a walk through, tell her to go and walkthrough and take any photos she sees of damage or conditions that should be noted.
