Smaller banks and local banks will have lower limits, and when you can't get even those banks to lend to you, it's time to turn to creative financing or portfolio loans.

"I will say that I think the USA is by far the best place to be a property investor" - I would beg to differ....Indeed, the US does have a very developed market (for all the reasons you mentioned), but the fact that a market is less liquid and less researched is only of benefit, because it gives the creative and ambitious investor a serious advantage.
