My suggestion, based on recommendations by others I know who have been doing it a lot longer then myself, would be to go at it alone but always be open to partnering on individual deals.

It was a supply / demand anomaly created by improperly controlled lending.

I would want to keep this experienced individual on my side.

Individuals that lend money should probably take a finance class on lending, many simply rely on a low LTV and miss good loans, but that's the easy way. :)  

I would rather work with someone like this for many reasons but mainly to learn from the successful individual.
